Selling behind the Seven Hills gate
Seven Hills is built across a series of knolls in south Henderson, fully guard-gated and wrapped around a golf course. Those features shape a sale here more than in most parts of the city.
From Sky Harbor Ranch to a gated golf community
The land under Seven Hills had a few false starts. A community was proposed there in the mid-1980s under names including Sky Harbor Ranch and Silver Canyon before American Nevada Corporation opened Seven Hills in 1996. The golf course, designed by Rees Jones, opened in 1997 as Rio Secco and has since been rebranded as Serket. The community sits a short distance east of Henderson Executive Airport, with the main gate off Eastern Avenue and a second entry from St. Rose Parkway.

Questions Seven Hills sellers ask us first
How do visits work with the guard gate?
We give you our names ahead of time and you add them to the gate list. That is the whole process, and it applies to any walk-through, photographer or title visit.
Do I have to get both HOAs to cooperate?
Every home pays into the Seven Hills master association, which funds the gate, patrol and common landscaping. Most homes also sit in a sub-association for their enclave, such as one of the separately gated villages. Each one provides its own resale documents. Our page on architectural review and HOA fines in Henderson covers what happens when there is an open issue.
Will a hillside lot complicate things?
It can raise questions about retaining walls, drainage and slope landscaping. We look at those as part of the house rather than as repair items you need to fix first.
See What Your Henderson House Is Worth As-Is
Fill this in and a local person looks at your address, your neighborhood and what you tell us about the house. We'll call with questions, then walk through it with you before putting a number in writing.

Homes built for the view

Because the community climbs across several knolls, many lots are terraced, with walls, stairs and patios positioned toward Strip or golf course views. The housing mixes production neighborhoods from the late 1990s and 2000s with custom estates in the more exclusive gated sections. Larger, more complex homes mean more systems to age: multiple AC units, bigger roofs, pools with water features. Owners weighing that upkeep often look at downsizing from a large Henderson home, and families settling an estate can read about handling an inherited Henderson property.
How a direct sale fits a gated community
- You share the address, which enclave it is in and anything you know about the house.
- We arrange a visit through the gate at a time that suits you.
- We make an as-is cash offer.
- The title company requests resale packages from the master and sub-associations.
- You close on the date you choose.
The longer version is on our explanation of how our Henderson home purchase works.
Keeping a high-end sale private
Some Seven Hills owners simply do not want a listing, an open house or a stream of buyers touring the gate. A direct sale keeps the process to a short visit and a conversation.
Discretion during a divorce or estate
When a sale involves a family transition, fewer people in the house usually means fewer complications. We work with whoever has authority to sell and keep the schedule predictable.
Furnishings and belongings
Large homes collect a lot. Keep the pieces you love and leave whatever else you like behind, from patio furniture to a garage full of golf gear.
Privacy also matters when the house has needs. A large home with a tired pool, aging roof sections or a dated interior can sit for a long time on the open market while buyers negotiate over every inspection item. Selling as-is to a direct buyer keeps those details between you and us.
Around Seven Hills
Downhill to the northeast is the Green Valley Ranch plan along Paseo Verde. South and east, the foothill communities continue into Del Webb's Anthem master plan and the villages of MacDonald Ranch below the McCullough Range. Other parts of the city are listed on our Henderson neighborhood index.
Before You Call
Is a custom Seven Hills estate too unusual for you to buy?
No. Custom homes take a little more time to understand because there is no model floor plan to compare against, but we buy them as-is just like production homes. We will want to know about the major systems, any additions, and the slope and walls on the lot, then we make an offer.
What if my Seven Hills sub-association has a violation open on my house?
An open violation does not prevent a sale. The resale documents will show it, and it can usually be addressed at or before closing. Because we are buying as-is, we can often take the house with the issue still in place. We do not give legal advice, so for disputes with the association you may want to speak with an attorney.
Does airport noise from Henderson Executive matter for a sale to you?
It is simply part of the location, and we already know where Seven Hills sits relative to the airport. It does not change how our process works. We look at the house, its condition and its association picture, and you pick the closing date.
