Green Valley Ranch homes, sold as they stand
Green Valley Ranch was laid out once the 215 Beltway's route was settled, and its homes went up through the late 1990s and early 2000s. Many are now reaching the age where big-ticket items come due together.
A plan drawn around a freeway
As American Nevada Corporation finished out Green Valley, there were several proposed routes for the 215 Beltway. Once the route was fixed, the company finalized the plan for Green Valley Ranch on the south side, and construction began in the mid-1990s. The commercial heart came later: the Green Valley Ranch resort on Paseo Verde Parkway opened in December 2001, and The District at Green Valley Ranch, a mixed-use shopping and residential strip, followed in 2004.
For residents, the everyday landmarks are quieter. Paseo Verde Park, with its walking paths, picnic areas and playground, is the kind of place buyers drive past on the way to a showing.

Repairs that tend to arrive together
Homes built in the same few years tend to need the same things at about the same time. In Green Valley Ranch that usually means:
- Original AC condensers and furnaces nearing replacement
- Tile roofs that need underlayment work even though the tiles look fine from the street
- Stucco cracking along window corners and garage headers
- Pool pumps, heaters and plaster from the original build
If you would rather not take on that list, our page on selling a Henderson home that needs repairs explains how an as-is sale works.

Two layers of association, sometimes three

The master association
Green Valley Ranch has a community association covering the master plan's common areas, landscaping and rules.
Gated sub-neighborhoods
Many enclaves inside the plan add their own gated sub-association. Each one can require separate resale documents and payoff figures before closing. We are used to collecting these. Fines, liens and violation notices get their own treatment in our guide to HOA problems when selling in Henderson.
Guest access and gate lists
In the gated enclaves, every visit before closing runs through a gate code or a guest list. We keep visits few and scheduled, so you are not fielding a string of strangers at the call box the way a public listing with open houses can require.
What buyers walk past on the way in
Green Valley Ranch was planned with landscaped parkways, trail corridors and neighborhood parks woven between the subdivisions, and much of that landscaping has now grown in. The trade-off for owners is that many homes sit on compact lots where the backyard is mostly pool and patio, and the side yards are narrow strips of gravel between block walls. Those are the spots where drainage problems, wall cracks and irrigation leaks tend to hide.
Inside, many floor plans from this era share a familiar shape: a formal living room at the front, a family room off the kitchen, bedrooms upstairs and a two- or three-car garage. Original builder finishes, from cultured-marble vanities to almond-colored appliances, are still common. We buy the house with whatever finishes it has today, and you do not need to swap fixtures, replace carpet or touch up paint before we make an offer.
Common reasons Green Valley Ranch owners call us
Job moves and family moves
Plenty of owners here bought for the location and are now leaving the valley. Our notes on selling before you move out of Henderson cover timing a closing around a move.
Rentals that have run their course
Homes near The District have long been popular rentals. If yours still has a tenant, read about selling a Henderson rental with tenants in place.
Next door to Green Valley Ranch
North across the freeway is the original Green Valley master plan from 1978. To the south, the land climbs toward the guard gates of Seven Hills and the old Rio Secco course and on to the Anthem communities near Sloan Canyon. Every area we cover is on our list of Henderson neighborhoods.
Before You Call
My Green Valley Ranch home is inside a gated enclave. Is that a problem?
Not at all. A gated enclave usually just adds a sub-association and a gate list. We ask the association for resale documents early so they do not hold up closing, and we schedule any walk-through around your availability. Many homes we look at in Green Valley Ranch have this setup.
Do you need the AC and roof to pass an inspection?
No. We purchase your Henderson house in its current condition, so nothing on a repair list has to be finished before closing. We may walk the house to understand its condition, but we are not asking you to replace an aging AC unit or redo a roof so the sale can go through.
Can I stay in the house for a few weeks after closing?
That is something we can talk through. Since you choose the closing date, many sellers simply set a date that lines up with their move. If you would like to stay a short while after closing, mention it up front and we will see whether it can be written into the agreement.
