Selling a home in Anthem

Anthem is really a collection of communities sharing one master plan in the foothills of south Henderson. Which community your house is in decides most of what a sale will involve.

Your Henderson cash offer

Address and a phone number is plenty.

How Anthem came together

In November 1997 the City of Henderson annexed the first phase of what would become Anthem, land Del Webb had acquired through an exchange with the Bureau of Land Management. Homes started selling in 1998, and the build-out was planned to run for well over a decade. The plan sits on rising ground south of the 215, with the River Mountains and the McCullough Range close by and Sloan Canyon National Conservation Area at its back.

One council, several communities

Anthem is made up of separate communities, each with its own homeowners association, plus an umbrella body:

LayerWhat it generally covers
Anthem Community CouncilCommon areas across the greater Anthem plan
Anthem Country ClubThe guard-gated golf community and its rules
Anthem HighlandsIts own community association and amenities
Coventry, Solera, Terra BellaSeparate associations for each community
Sun City AnthemThe age-restricted community with its own association

Before closing, the associations that apply to your address provide resale documents as required under Nevada Revised Statutes chapter 116. If one of them has sent you fines or a lien notice, our page on selling a Henderson house with HOA trouble lays out the options.

Parks and trailheads

Anthem Hills Park is the big neighborhood park, with a skate park, courts and open grass, and the Anthem East trailhead leads into the Sloan Canyon trails.

Houses shaped by the slope

Many lots are graded into the hillside, so walls, drainage swales and view-facing patios are common. Homes from the first phases are now old enough that their original AC units, water heaters and roof underlayment are due for attention. Our page on selling a Henderson home with repair needs covers what we buy without fixes.

Why Anthem owners sell to a direct buyer

Leaving the valley

Some are relocating and want one less thing to manage, which is the focus of our notes on selling when you are moving away from Henderson.

Settling a parent's home

Others are family members handling a house after a death. For them we wrote about selling an inherited house in Henderson, which focuses on the property and the logistics.

Early phases and later additions

Anthem was built over many years, so two houses a mile apart can be a decade apart in age. The first neighborhoods from the late 1990s and early 2000s now have the wear you would expect: sun-faded stucco on the south and west walls, older pool equipment, and irrigation systems that have been patched more than once. Later communities such as Anthem Highlands came along afterward and tend to have newer systems but the same desert-edge exposure.

Single-story and two-story mix

Anthem offers more single-story plans than some older Henderson areas, which is part of why it draws owners planning for later years. Those homes often have wide footprints and larger roofs, and roof underlayment is one of the first big items to come due.

Whatever the age of your Anthem house, we look at it as it stands. Tell us which community it belongs to and roughly when it was built, and we can usually anticipate which documents the title company will need. Owners of single-story homes who are ready for something smaller can also read about making a downsizing move within or out of Henderson.

Anthem's neighbors

West and north lie the knolls of guard-gated Seven Hills and the 1990s streets of Green Valley Ranch near the 215. East along the foothills are Sunridge and the other MacDonald Ranch villages, and farther west is the newer Inspirada plan in West Henderson. The full set is on our Henderson neighborhoods page.

Before You Call

Do I pay both the Anthem Community Council and my own HOA when I sell?

Many Anthem homes are subject to both the council and a community association, and each may have resale or transfer charges spelled out in its documents. The title company collects the figures before closing. Because rules vary by community, check your own association documents for specifics. We are not giving legal or tax advice.

Can you buy a house in Anthem Country Club behind the gate?

Yes. Guard-gated homes in Anthem just need our names on the gate list for any visit, and the association's resale documents ordered early. Golf community rules and any club-related items show up in those documents. We buy these homes as-is, and you choose the closing date that fits your plans.

My Anthem home backs onto open desert and has drainage issues. Will you still buy it?

Yes. Hillside and desert-edge lots in Anthem can have erosion, wall cracks or drainage problems after storms. Tell us what you have seen and any past repairs. We buy the property in its current condition, so you do not have to bring in contractors before selling.
