Older homes near Water Street, bought as-is

Downtown Henderson is where the city began, as wartime housing for a magnesium plant. Some of those houses were never meant to last this long, and many are still standing.

Address and a phone number is plenty.

A town built for a war plant

Basic Magnesium opened in the early 1940s to process magnesium for the war effort, and the Basic Townsite was built to house its workers. Architect Paul Revere Williams was hired to design housing, which included the Victory Village complex near South Chola Street and Dondero Avenue and the segregated Carver Park. Many Townsite homes were demountable houses meant to be temporary, yet a good number are still lived in today.

Water Street took its name from the water line built for the plant, and the Victory Theater opened nearby in 1943. Victory Village's housing is gone, but the name survives on a shopping plaza.

Downtown today

The Water Street District runs from Ocean Avenue up to Lake Mead Parkway. The city renovated and renamed Water Street Plaza next to City Hall, and Lifeguard Arena, the practice rink for the Henderson Silver Knights, sits beside it. Weekend events and new restaurants have brought a lot of fresh attention to streets that were quiet for years.

For owners of older houses a few blocks away, that attention cuts both ways. Interest in the area has grown, but the houses themselves have not changed: they are still small, older homes on established lots, often with a carport instead of a garage and an evaporative cooler or an aging wall unit where newer homes have central air. A buyer drawn in by the plaza may not be ready for what a seventy-year-old house actually needs.

What makes these houses different

Construction from another era

Wartime and postwar houses may have original wiring, older plumbing, past additions of uncertain permit history and foundations that have shifted. We buy them as they are. Our page on selling a Henderson house in rough shape goes further.

Often no master HOA

Many older downtown streets predate the master-planned era, so plenty of homes here have no association at all. Some newer infill and condo projects do. Check your own title documents to be sure.

Long ownership, crowded garages

Houses held for decades often come with a lifetime of belongings. Leave what you do not want.

Families and longtime owners

We hear most often from people who grew up in a Townsite house or inherited one. If that is you, read about selling a parent's house in Henderson. Longtime owners who are behind on taxes, a reverse mortgage or a loan can review options when Henderson house payments fall behind, and landlords with older rentals near Water Street can read about selling a Henderson rental with a tenant.

Before you call, a few things worth gathering

Older downtown houses rarely come with a neat file of receipts, and that is fine. Whatever you can find helps us understand the property faster:

  • Any record of a roof, sewer line, electrical panel or foundation repair
  • Notes on additions, enclosed porches or converted garages
  • Whether anyone currently lives in the house, and on what terms
  • Property tax statements from the Clark County Treasurer, if they are behind

If the house has been vacant

Empty houses near downtown can collect problems quickly: broken irrigation, roof leaks nobody noticed and unwanted visitors. If the home has been sitting, tell us. We buy vacant houses in whatever shape they are in.

If the title is in a relative's name

Older homes are sometimes still titled to a parent or grandparent. That does not rule out a sale, though it may take extra steps through the title company, and you may want advice from an attorney on the estate side.

West along Sunset Road is the Whitney Ranch area near the Galleria, and southwest is Green Valley and its older master-planned streets. The full list of Henderson neighborhoods includes the newer communities to the south.

Before You Call

Will you buy a Townsite house with unpermitted additions?

Yes. Older Henderson homes often have a room, patio enclosure or carport added decades ago without clear permit records. Your Henderson house can be sold in its current state, so there is no need to legalize or remove an addition first. Share what you know and we will account for it. For permit questions specific to your home, the City of Henderson can help.

Do I have to clean out decades of belongings before closing?

No. Pull out the items you want to keep and leave everything else in place. Clearing out a house that has been in the family for a long time can be the hardest part of selling, and with a direct sale you do not have to empty closets, garages or sheds before closing.

Is a historic downtown home harder to sell to you?

No. Age and history do not slow down our process. We look at the house and lot, make an as-is cash offer, and you pick the closing date. The paperwork is often simpler here because many older homes are not part of a master HOA.
